Scannell Properties acquires a brownfield site in the Metz and Nancy region of France to develop a 31,600 sq m warehouse

Scannell Properties, the industrial and logistics investment and development specialist, has acquired an 8-hectare former concrete factory in the ZAC Nord area of the town of Atton in the North East of France. Strategically located between the cities of Metz and Nancy and located minutes from the A31 motorway, the site provides fast access to the major cities of North East France  

In line with France’s ZAN law, the obsolete building and site will be decontaminated, demolished and replaced by a new 31,600 square metre logistics platform, to be delivered in April 2025. This redevelopment project aims for BREEAM Excellent certification, and provides for the improvement of biodiversity on the site with the rehabilitation and creation of over 400 metres of ecological corridors.  Rainwater will be infiltrated into landscaped ponds, and 12,000 square metres of roof space will be equipped with 6,400 photovoltaic panels. Decarbonised energy production on the site is estimated at 2,681 MWh in the first year.

The redevelopment project initiated two years ago with the support of the Communauté de Commune du Bassin de Pont-à-Mousson can now proceed, with the acquisition of the land complete and administrative authorisations obtained without any appeal or objection.  

The new building will be erected on two brownfield plots of land, totalling almost 8 hectares. One is occupied by a former concrete factory, already partially demolished, and the second, adjacent to the first, is a former open-air storage facility. All demolition materials will be reused to build the roadway sub-base for the new warehouse, rather than being disposed, thus reducing the carbon footprint of the project’s construction process.

It will meet the region's need for logistics space, where the vacancy rate is less than 1%.” 

“We're going to put a strong emphasis on environmental commitment in this project, and biodiversity in particular.” clarifies Hugues Desbarrières. “Nearly 28,000 square metres of the site will be dedicated to supporting local biodiversity through the preservation and densification of existing vegetation and the creation of landscaped areas with a high proportion of indigenous species."

With a total GLA of 31,600 square metres, the logistics platform, will offer flexible space that can be divided into five units of 6,000 square metres, and will feature a clear height of 11.5 metres. Construction is due to start in early July 2024, with delivery scheduled for April 2025.
