Scannell Properties announces a new 19,171 square metre logistics project in Manises, Valencia

Scannell Properties, the real estate development and investment company specialising in large-scale industrial and logistics projects, has announced a new 19,171 m2 logistics development in Manises, Valencia.

The logistics centre will be built on a 26,589 m2site to include a 16,000 m2 warehouse and a further 2,559 m2 of ancillary offices and annex buildings. The state-of-the-art, sustainable warehouse, will have 20 loading bays, a wide manoeuvring area of 32 metres and a free height of over 11 metres. In addition, it will have parking spaces for both staff and trucks.

The site is in a prime location on Polignono industrial La Cova, one of Valencia’s most established industrial estates. The site benefits from easy access to Valencia airport which can be reached in under 10 minutes, and the A-7 and the A-3 motorways provide quick links to Valencia and it’s port (10 km) and onwards throughout Spain.

The new development will offer a range of innovations and measures in energy efficiency thanks to its BREEAM 'Very Good' sustainable construction certification. It will have its own photovoltaic installation to supply clean energy to the building and intelligent LED lighting to reduce both operating costs and environmental impact.

Work on the project has already begun and the building will be completed in the third quarter of 2023.

TPF Consulting, who advised Scannell Properties on the site selection process, will be retained as letting agents. ASPOR Engineering advised on the qualifications for the BREEAM Very Good certification and will be responsible for project management during the construction phase.
