Scannell Properties to develop refrigerated warehouse for Lidl in Bavaria, Germany

Scannell Properties, on behalf of Lidl, is to develop a 12,000 square metre refrigerated warehouse on a c. 60,000 square metre site in Hollfeld, Bavaria, that will provide interim storage for the retailer’s goods distribution across Germany. 

The new logistics development is situated in the expanded ‘Hollfeld Nord’ industrial estate, a strategic location for Lidl due to the ease of access and proximity to its German suppliers and own supply centres.

Lidl has signed a long-term lease agreement with Scannell Properties for the site, and construction work will start at the beginning of 2025, with the refrigerated goods warehouse scheduled to begin operating in January 2026.

‘With Scannell Properties, we have gained an experienced project developer and investor as a partner who will realise the project together with us on the basis of our specific requirements and in line with our commitment to sustainability,’ says Philipp Dedorath, Managing Director Logistics Properties at Lidl Immobilien Dienstleistung & Co. KG. ‘Thanks to the close cooperation with the town of Hollfeld, construction will start at the beginning of next year.’

The new chilled goods warehouse is not the first joint project for Scannell and Lidl.  “Building sustainable, business relationships, based on reliable and equitable partnerships is an important goal for Scannell Properties,” emphasises Imfeld.

High ecological standards and planned DGNB certification

The new building is designed to meet the high sustainability standards of both partners and Scannell is targeting DGNB certification for the project.  A heat recovery system will use the waste heat from the refrigeration system to efficiently heat the entire warehouse and administration wing, without having to use any fossil fuels. The use of an energy-efficient refrigeration system, with natural refrigerants, is also an environmentally friendly and sustainable solution. Further measures will include a large-scale photovoltaic system on the roof of the warehouse. The colour scheme of the façade has also been considered, to ensure the warehouse blends in well with its green surroundings.

In addition to sustainability, the new building has also been designed to enhance the well-being of employees.  Plans include bright recreational areas for employees and a designated “drivers lounge” that will offer food and drink facilities as well as sanitary amenities with showers and washrooms for the HGV drivers. There will also be ample parking and waiting facilities on the site.
