Scannell Properties to redevelop 7.2 hectare industrial site in Madrid, Spain

Scannell Properties, the real estate investment and development company specialising in large-scale industrial and logistics projects, is to develop a 38,000 sq m logistics platform on a 7.2 hectare brownfield site in San Agustín del Guadalix, north of Madrid.  Construction is expected to start in July this year with the building set for completion in the second quarter of 2024. 

San Agustin del Guadalix is one of Madrid’s most established industrial estates and a key transportation hub for logistics operators, situated just 35km from the centre of Madrid and providing fast access to the A1 motorway which connects to northern and central Spain. 

The new Class A warehouse has been designed in a modular format to deliver flexible space that can be adapted to accommodate between one to four businesses.  It will also provide tenants with additional office space, 38 loading bays for trucks and nine for vans, a wide 38 metre manoeuvring area and a free height warehouse of 11 metres, as well as parking for 220 vehicles.  

Scannell is targeting a BREEAM Excellent sustainable construction certification, with features including an innovative building management system to control and improve the efficiency of the building’s energy consumption, a clean energy supply via its own photovoltaic installation and intelligent LED lighting to reduce costs and environmental impact.  As part of its commitment to a circular economy, Scannell will either repurpose on site or recycle all materials from the existing building.
